Delivering a High-Quality Multi-Building Office Fit-Out

FTD were appointed as the main fabric contractor for the commercial fit-out of Griffen Park, Desford, delivering a comprehensive internal package across two buildings. With a project value of £650,000, the works were completed over an 18-week programme and involved the installation of partitions, ceilings, flooring, joinery, fire protection systems and bespoke interior finishes. Working within a live construction environment and with restricted access, FTD successfully delivered the project to a high standard, with one of the completed units being occupied by Caterpillar immediately following completion.

The Brief

FTD were appointed to deliver the complete internal fabric package across two new commercial office buildings, providing high-quality office accommodation ready for occupation. The project required the installation of fire-rated and acoustic partitioning, ceilings, bespoke joinery, flooring, kitchenettes, toilet facilities and specialist feature finishes, all delivered within a demanding construction programme.

The Challenge​

The project presented several logistical challenges, with all materials and equipment requiring access via staircases due to restricted site access. Working across two buildings simultaneously demanded careful planning, resource management and close coordination with other trades to maintain programme deadlines and achieve the required quality standards. Alongside the installation of extensive fire protection systems and bespoke finishes, FTD maintained high levels of workmanship throughout the fast-paced programme.

Our Solution

FTD delivered the complete internal fabric package, beginning with the installation of approximately 2,000 linear metres of metal stud partitioning, including fire-rated, acoustic and standard wall systems. Our team installed approximately 800m² of ceiling systems, incorporating both acoustic and fire-rated suspended ceilings. Fire curtains were installed above the ceilings and below the raised access floor to meet the projects fire protection requirements. The joinery package included the installation of bespoke doorsets, skirting boards and architraves throughout the development, together with fully fitted kitchenettes on every floor. To create a distinctive reception environment, FTD supplied and installed timber acoustic baffles within the lobby areas and lined the concrete staircases with bespoke timber finishes. Our team also constructed bespoke MF feature ceilings, adding a contemporary architectural finish to the shared spaces. The project was completed with the installation of toilet cubicles and approximately 800m² of floor finishes, including luxury vinyl tile (LVT) flooring and carpet tiles throughout the office accommodation.
