Refurbishment & Fire Safety Improvement Works
Delivering a £550,000 Specialist Refurbishment Within a Live Rehabilitation Environment
FTD were appointed to deliver a comprehensive £550,000 refurbishment programme at Rathbone Rehabilitation Centre, undertaking a diverse package of internal refurbishment, specialist anti-ligature works and external fire-safety improvements.
Delivered over a 20-week programme, FTD took full control of the project from site establishment through to completion, working closely with Arcus Consulting, who acted as Contract Administrator. The project was successfully completed on time and with no additional costs to the client, demonstrating FTD's ability to manage complex refurbishment works within a sensitive live environment while maintaining control of programme, quality and budget.
Project Overview
Client: Rathbone Rehabilitation Centre
Project: Refurbishment & Fire Safety Improvement Works
Sector: Healthcare & Rehabilitation
Project Value: £550,000
Programme Duration: 20 Weeks
Contract Administrator: Arcus Consulting
Scope of Works: Internal Refurbishment, Anti-Ligature Works & External Cladding Replacement
The Brief
FTD were appointed to undertake a substantial programme of improvements across the rehabilitation centre.
The works included the refurbishment of nine kitchens to anti-ligature specification, installation of 20 specialist anti-ligature fire doorsets and replacement of approximately 500m² of Cedral cladding as part of the buildings fire-safety improvements. FTD assumed responsibility for the complete management and delivery of the works, including site establishment, welfare facilities, site offices, programming, coordination and construction.
The Challenge
Working within a live rehabilitation environment presented a unique set of challenges and required a carefully considered approach to every stage of the programme. Access to individual areas had to be strategically planned and coordinated to allow the works to progress safely while respecting the operational requirements of the centre and the needs of its service users.
Careful sequencing was therefore essential. FTD worked closely with the client, Arcus Consulting and the wider team to coordinate access to each area and ensure the 20-week programme remained on track.
The specialist nature of the environment also meant that the internal works needed to meet specific anti-ligature requirements, while the external cladding replacement formed an important part of improving the buildings fire safety.
Our Solution
FTD took full control of the construction programme, beginning with the establishment of the site and provision of dedicated welfare facilities and site offices. Internally, our team refurbished nine kitchens, with each kitchen completed to the required anti-ligature specification for the rehabilitation environment. FTD also installed 20 specialist anti-ligature fire doorsets, providing the required combination of fire performance, durability and suitability for the facility. Externally, approximately 500m² of Cedral cladding was replaced as part of the buildings fire-safety improvement works, providing an important upgrade to the external fabric of the centre.
Strategic planning was central to the successful delivery of the project. Access to working areas was carefully coordinated throughout the programme, allowing FTDs teams to complete each phase efficiently while ensuring the overall programme remained on schedule.
All construction works were completed by FTDs in-house team, giving us direct control over workmanship, quality, safety and programme throughout the project.

Social Value
Delivering value beyond the construction works themselves was an important part of FTDs approach to the project. Where possible, local tradespeople were employed to support the delivery of the works, ensuring that investment in the project also contributed to employment and opportunities within the surrounding community. FTD also donated a purpose-built potting shed to the hospital for use by its service users. The facility provides a dedicated space where individuals can participate in activities such as potting plants and growing vegetables, creating an additional resource that can continue to benefit service users long after the construction programme has been completed. For FTD, social value is about leaving something positive behind in the communities and environments in which we work, alongside delivering the physical construction project.

The Outcome
The Rathbone Rehabilitation Centre project is an excellent example of the breadth and diversity of work FTD can deliver. From specialist anti-ligature kitchens and fire doorsets to extensive external cladding replacement, site management and social value initiatives, the project brought together a wide range of FTDs capabilities within one challenging live environment.
Through strategic planning, close collaboration and the expertise of our in-house team, the £550,000 project was successfully completed within the agreed 20-week programme and without additional costs to the client.
The completed works have improved the centres facilities and building fabric while addressing important fire-safety requirements. Our social value contribution has also provided a lasting benefit through the employment of local trades and the donation of a potting shed that can be enjoyed and used by service users to develop practical gardening skills.
The client was extremely pleased with the completed project, and FTD is proud of the relationship developed throughout its delivery. We look forward to the opportunity to work together again on future projects.
